Click the map to place the corners of your farm. It fills in from the third corner; drag any pin to fine-tune. Satellite view helps you trace streets precisely.

Real estate farming is the oldest, most reliable way for an agent to build a listing pipeline: pick a neighborhood, show up in every mailbox consistently, and become the name its residents think of the moment they consider selling. The hard part was always the list and the labor. This page fixes both: draw your farm on the live map above, count the homes inside it, and we write and post a real letter to every single one — real handwriting, a real first-class stamp.

What is real estate farming?

Real estate farming, sometimes called geographic farming or neighborhood farming, is the practice of choosing a specific area — usually a few hundred homes — and marketing to it consistently until you are the agent that neighborhood thinks of first. Instead of chasing leads all over the map, you plant one patch and work it: open houses, door knocks, and above all, regular mail that puts your name on the kitchen counter month after month.

The math behind farming is simple. Every neighborhood has a steady trickle of homeowners who decide to sell each year, and almost all of them pick an agent they already know or have already heard of. Farming puts you in that mental shortlist long before the decision happens — and a farm you own produces listings for years, not days.

Why handwritten letters beat printed postcards

98% of people open a handwritten letter. Almost nobody bins one unopened. A glossy postcard arrives and is sorted in a single glance; an envelope addressed in real handwriting, with a real first-class stamp, arrives and gets opened on the counter — it clearly took time and care. In a mailbox full of marketing, handwriting is the one thing that reads as a message rather than an advertisement.

That is why every letter we send is written in real handwriting, in the writing style you choose. A machine guides the pen so every line is genuinely written — nothing is printed, photocopied, or duplicated, and no two letters are ever identical. Your neighbors can feel the difference, and they respond to it.

A farming rhythm that actually produces listings

Farming rewards consistency more than intensity. A monthly touch keeps you front and center; a minimum of one letter per quarter keeps the farm alive while you test the water. Whatever cadence you pick, keep hitting the same homes — repetition is where the compounding comes from.

Our farming letter samples cover the plays that work: a Just Listed letter to the streets around a new listing, an open house invitation, a past-client check-in, and the quiet neighborhood letters that keep your name in circulation between transactions. And because your farms are saved to your account, a repeat mailing to the same neighborhood is two clicks, not a new project.

What every letter includes

  • Written in real handwriting, in the writing style you choose — never printed
  • An envelope addressed in real handwriting — your return address, their address, no labels
  • A real first-class stamp, applied and postmarked
  • Posted for you: standard letters are written and mailed within 3–4 business days, priority letters the next business day
  • Where no personal owner name is available, the letter is addressed to the homeowner at that address

How much does real estate farming cost?

Draw your farm and the map quotes you a per-home price before you commit to anything — and the bigger the farm, the lower the rate. One price, everything included: the writing and stationery, the real first-class stamp, and the mailing. When we supply the doors, verified names and addresses add $0.29 per home. No subscription, no account fees, no additional mailing charges. Full details are on our pricing page.

Questions agents ask

Do I need my own mailing list?

No. That is what the map is for. Draw the neighborhood and we build the list from verified property records. If you already have a list of your own, upload your CSV and we will write to those addresses instead.

Are the letters actually handwritten?

Yes — in the fullest sense of the word. Every letter is written in real handwriting. A machine guides the pen the way a steady hand would, so nothing is printed or copied: every line is genuinely written, and every letter is one of a kind.

How fast do the letters go out?

Standard letters are written and mailed first-class within 3 to 4 business days at no extra charge. Priority letters are written and mailed the next business day for 20% more on the writing.

What if a home has no owner name on file?

Where the records give us no personal name, the letter is simply addressed to the homeowner at that address. It reads naturally and still feels personal.

How many homes should I farm?

There is no single right number. Most agents start where they already have some presence — around their own listing history or their neighborhood — and expand as replies come in. Because the map shows you the count and the price before you order, you can size the farm to your budget first.

Can I save my farms and reorder later?

Yes. A free account saves the farms you draw, so you can re-order the same neighborhood any time. Farm data is re-verified automatically if it is older than 90 days before a new mailing.
